As we continue to scale, we are building a clear and consistent foundation for what success looks like in every role. The Project Manager is a critical part of that standard, serving as the operational hub that keeps multidisciplinary land teams aligned, accountable, and delivering at a high level.
Position Summary
As a Project Manager at Halo, you lead complex land service projects from kickoff through closeout. You coordinate abstracting, GIS, heirship, curative, right of way, and leasing workstreams across multiple regions, clients, and timelines.
You translate scope into action, protect quality, anticipate risks, and communicate clearly with both internal team leads and external stakeholders. You bring structure to fast moving projects, keep documentation clean and current, and ensure deliverables are client ready.
The ideal candidate is organized, decisive, calm under pressure, and comfortable leading remote teams with clarity and consistency.
Key Responsibilities
Project Execution and Delivery
&bull; Lead day to day execution of land service projects including title, GIS, leasing, right of way, heirship, and curative
&bull; Own project scope, deliverables, timelines, and quality standards across one or more clients
&bull; Build and maintain delivery plans, task trackers, and workback schedules to hit key milestones
&bull; Review work product for completeness, formatting, and alignment with client expectations
Team Leadership and Coordination
&bull; Coordinate multidisciplinary teams including abstractors, landmen, GIS analysts, and legal reviewers
&bull; Assign workloads, rebalance priorities, and remove blockers to keep production moving
&bull; Facilitate stand ups, progress reviews, and handoffs so workstreams stay connected
&bull; Provide clear direction and follow through so team members understand expectations and deadlines
Client Communication and Reporting
&bull; Communicate proactively with clients through status updates, issue summaries, and milestone reporting
&bull; Provide early warnings when risks emerge and propose clear mitigation plans
&bull; Serve as the primary point of contact for project execution questions and delivery alignment
&bull; Prepare project briefs and performance updates for internal leadership syncs
Documentation, Systems, and Process Management
&bull; Oversee documentation systems, digital trackers, and version controlled portals
&bull; Ensure notes, files, and artifacts are organized, searchable, and audit ready
&bull; Maintain delivery checklists, templates, and reporting standards to support consistency
&bull; Improve workflows by documenting repeatable processes and tightening handoffs
Risk, Issue, and Quality Management
&bull; Escalate title issues, data gaps, or delays and coordinate with legal and curative to resolve them
&bull; Identify trends in defects or rework and implement corrective actions
&bull; Confirm GIS and title alignment when updates occur and coordinate reconciliation across teams
&bull; Protect delivery quality while moving at pace in high volume environments
Performance, Budget, and Metrics
&bull; Track timelines, throughput, and performance metrics, adjusting plans as needed
&bull; Support budget awareness through workload forecasting, prioritization, and reporting
&bull; Monitor client specific KPIs and ensure reporting reflects accurate progress and status

Required Qualifications
&bull; 5 + years of experience in land services project management or comparable energy or infrastructure coordination
&bull; Strong understanding of title, leasing, curative, GIS, and or right of way workflows
&bull; Proven experience managing remote teams across multiple disciplines
&bull; Proficiency with project tracking tools such as Excel, Smartsheet, Monday, Airtable, Asana, or similar
&bull; Strong organizational skills with the ability to manage competing deadlines
&bull; Excellent written and verbal communication skills in internal and client settings
&bull; Working knowledge of land and title concepts including mineral ownership, leasehold, and curative processes
&bull; Comfort operating in a fast paced, high volume project environment

The Role
As a Right of Way Agent in Illinois, you will serve as the connection between Halo, our clients, and local landowners. This project runs from Peoria to Bloomington, with work throughout the surrounding region, including Springfield and nearby communities.
You will help secure easements, surface use agreements, access rights, and other documents needed for energy and infrastructure projects. Your work may support power, pipeline, road, utility, forestry, or site access needs.
You will explain project details, answer questions, negotiate agreements, and carefully document each interaction. This position is ideal for someone who enjoys working with people, spending time in the field, and following through on commitments.
Agents are expected to work primarily from the field and travel regularly throughout the project area. Per diem is offered for eligible travel.
What You Will Do
Your days will include landowner outreach, in person meetings, document review, tract visits, and team coordination. While some communication will happen by phone or email, most of your work will take place in the field, including at kitchen tables, on properties, and during route walks.
The project area includes rural, suburban, and mixed use properties, so every tract and landowner conversation may be different. You will manage your schedule independently while providing consistent updates to the project team.
You will:

Build trust with Illinois landowners through calls, letters, field visits, and in person meetings.
Explain easement terms, access needs, tree work, and potential project impacts in clear language.
Negotiate agreements within approved limits and communicate unique requests or concerns early.
Review exhibits, parcel data, route information, and work descriptions for accuracy.
Submit contact notes, agreement requests, tree forms, and closeout documents on time.
Conduct tract visits, support route walks, and assist with staking and site access requests.
Travel throughout Peoria, Bloomington, Springfield, and the surrounding project area.
Maintain accurate project records and keep trackers current.
You will also collaborate with Project Managers, Title, GIS, Administration, forestry teams, and clients.
You will help identify issues early, maintain organized records, and support the timely completion of project goals.

What You Bring
You do not need to know every detail on your first day. You do need curiosity, strong follow through, and the confidence to communicate respectfully with landowners. You should be comfortable learning new tools, reviewing project materials, working independently, and staying organized as priorities change.
Preferred qualifications include:

Experience in right of way, land services, real estate, customer service, negotiation, or field operations.
Clear written and verbal communication skills.
The ability to review parcel data, maps, exhibits, surveys, or construction drawings.
Comfort using Google Drive, spreadsheets, trackers, and other project tools.
Reliable transportation and the ability to travel regularly throughout the Illinois project area.

Position Summary
As a Title Agent you support exploration and production by researching, verifying, and documenting ownership rights for mineral, surface, and leasehold estates. Your work provides the foundation for drilling decisions, infrastructure development, and land acquisition.
You will complete chain of title from patent to present, prepare readable and defensible reports, and identify irregularities that could impact operations. The ideal candidate brings two to five years of title experience, thrives under clear expectations, and takes pride in delivering client ready work with minimal micromanagement.
Key Responsibilities
Title Research and Ownership Verification

Conduct thorough title research for surface, mineral, and leasehold estates from patent to present
Pull, review, and interpret deeds, leases, assignments, probate, easements, and tax records
Identify gaps, discrepancies, and defects in the chain and flag issues early for review
Confirm lease status including producing, non producing, and held by production

Reporting, Analysis, and Documentation

Prepare detailed abstracts, run sheets, and ownership reports in chronological order
Clearly separate factual entries from interpretive notes
Highlight irregularities such as name variations, date conflicts, and missing instruments
Summarize curative needs and document issues in a way that helps reviewers, attorneys, and clients understand the situation quickly
Deliver clean, organized, client ready packets using Halo&rsquo;s templates and formatting standards

Tools, Systems, and Research Methods

Use county courthouse sites, online databases, tract indexes, and GIS tools
Maintain organized digital files with hyperlinks, references, and source notes
Apply best practices and SOPs when starting new projects, including using backchains and shared resources
Navigate new counties and basins by finding and leveraging local online systems and courthouse support

Communication and Collaboration

Communicate promptly with project managers, reviewers, and teammates about status, blockers, and progress
Participate in office hours and apply feedback to improve clarity, format, and accuracy
Maintain professional and concise written communication through notes, reports, and internal tools
Support team members by sharing findings, backchains, and county knowledge to reduce duplicate work

Required Qualifications

Two to five years of oil and gas title, land, or abstracting experience
Strong understanding of mineral, surface, and leasehold title including HBP and heirship
Ability to interpret legal instruments such as deeds, leases, conveyances, assignments, and probate
Experience with courthouse research, online databases, GIS platforms, and public records
Proficiency with Excel, Google Drive, Word, and basic PDF tools
Strong organizational skills with the ability to produce clear, defensible, client ready reports
Excellent written communication with the ability to explain complex chains clearly
Willing to obtain or currently hold an AAPL membership
