Easterly Government Properties, Inc. is a publicly traded Real Estate Investment Trust (REIT) focused primarily on the acquisition, development and management of Class A commercial properties that are leased to U.S. Government agencies.

Overview

This position will report to the EVP - Acquisitions and will also support multiple members of the Acquisitions and Asset Management teams.  In this role, the Analyst/Senior Analyst will contribute significantly to the Company’s investment decisions by providing analytical and execution support for acquisitions and dispositions.  Additionally, this candidate will provide analytical support for the management of the Company’s portfolio of commercial real estate properties. 

Primary Duties and Responsibilities
  • Develop detailed financial models, utilizing both Excel and Argus Enterprise, for purposes of underwriting and analyzing the viability of potential investment opportunities
  • Prepare investment summaries and present potential investments to team members
  • Assist with the creation of detailed investment approval memos for review by the Board of Directors
  • Compile, review and analyze due diligence materials to identify, minimize and/or eliminate risks associated with acquisitions
  • Create lease abstracts to be used by the Acquisitions, Asset Management and Accounting teams
  • Manage database of investment prospects and update weekly pipeline status report for review and discussion by senior management
  • Conduct market analyses and prepare supporting materials for acquisitions and lease renewals including rental, sales, and expense comparables through independent field work and direct contact with brokers, appraisers, and developers
  • Work with the Company Controller to coordinate funding needs for closings


Additional Duties and Responsibilities
  • Support the annual budgeting process by serving as a resource to the Asset Management team in preparing research and portfolio analyses
  • Prepare initial budget forecasts for newly acquired assets
  • Evaluate the performance of executed transactions
  • Assist with the development and maintenance of portfolio-level capital planning and execution analyses
  • Develop and update financial models for leasing efforts
  • Perform periodic analytical tasks for Asset Management
  • Other assignments as requested on an ad-hoc basis

Required Skills / Qualifications
  • Undergraduate degree with a major in Finance, Accounting, Real Estate, Economics or Mathematics preferred 
  • Two to five years of commercial real estate analysis experience
  • Advanced understanding of Excel
  • Proficiency in Argus Enterprise, Word and PowerPoint
  • Strong understanding of basic commercial real estate concepts and valuation techniques
  • Strong mathematical skills required to perform financial analysis (IRR, ROE, sensitivity tables etc.)
  • Excellent verbal and written communication, planning, organization, and interpersonal skills
  • Ability to function in a team-oriented setting as well as independently
  • Attention to detail and ability to function under tight deadlines
  • Ability to work accurately and efficiently, handle multiple projects at one time, interface and collaborate with other groups in the organization, and prioritize time effectively
  • Strong sense of personal motivation and responsibility
