Role Overview

The Integrated Design & Construction Project Manager will drive the execution of real estate development projects by coordinating and integrating the work of both internal and external design and construction teams, external consultants, and project stakeholders. This role may support internal developments alongside an investments team member, or support providing development, owner’s rep, and program management services to third-party clients.

Success in this role requires superior organizational skills, diligence, leadership, technical expertise in design and construction delivery, and an ability to anticipate challenges before they become issues. And the ability to communicate effectively and proactively with multiple internal and external stakeholders and partners is essential. This is primarily an execution-focused role with limited business development responsibilities.

The key responsibilities include:

  • Lead the project management process from programming through construction close-out for internal and third-party development projects.
  • Serve as the primary liaison between internal design, construction, operations, and investments teams to ensure seamless execution.
  • Coordinate internal and external partners including architects, engineers, contractors, specialty consultants, permitting authorities, and other stakeholders.
  • Oversee the development of architectural/engineering drawings, consultant deliverables, bid packages, and construction documentation.
  • Manage procurement of design, construction, and consultant services, including drafting, negotiating, and administering contracts.
  • Monitor and report on project budget and schedule; maintain project controls and dashboards.
  • Identify risks and proactively propose solutions related to design, constructability, cost, procurement, permitting, and schedule.
  • Facilitate and document recurring project meetings, track decisions, responsibilities, and action items.
  • Review value-engineering alternatives with the internal design and development teams.
  • Partner with construction teams to ensure onsite work is executed in contractual compliance with quality standards, design intent, schedule, and safety requirements.
  • Evaluate pay apps, change orders, draw requests, and budget amendments.
  • Manage project delivery and turnover, including commissioning, punch lists, close-out documentation, and handoff to operations/property management.
  • Represent New + Found in a professional, relationship-driven manner with project partners and clients.
  • Occasionally support proposals and interviews for new development assignments (limited BD).

Qualifications:

  • 7+ years of professional experience in architecture, construction, design-build, owner’s representation, or real estate development project delivery.
  • Bachelor’s degree or higher in Construction Management, Architecture, Engineering, Urban Planning, or a related field.
  • Proven track record of managing projects from design through construction completion; adaptive reuse experience is a plus.
  • Proven abilities to balance competing priorities, negotiate solutions, and drive accountability without sacrificing relationships.
  • Comfortable working in a fast-paced entrepreneurial environment with high expectations and a high ceiling for growth.
  • Strong verbal, written, and visual communication skills.
  • Highly organized and disciplined in planning, documentation, and follow-through.
  • Viewed internally and externally as a positive, proactive team leader that supports the success of all parties.

 

Supervisory Responsibility:

This position may lead and mentor staff if assigned.

Work Environment

This job operates in a professional office environment with hybrid schedule capability. This role routinely uses standard office equipment such as computers, phones, photocopiers.

Physical Demands

This position requires no minimum ability to lift, bend or stand.

This is a full-time position. Days and hours of work vary.

Travel

Moderate travel is expected for this position.
