Maintenance Supervisor - Apartments
About This Opportunity
Join the team at a 600-unit Class B residential apartment community in beautiful Palm Beach Gardens as a Maintenance Supervisor. This is a hands-on leadership role where you'll oversee a skilled maintenance team while staying actively involved in day-to-day operations. You'll have the opportunity to drive operational excellence, mentor team members, and make a direct impact on resident satisfaction through effective maintenance management and strategic planning.
Key Responsibilities
- Supervise and lead a team of 5 maintenance professionals, providing coaching, training, and performance management
- Manage preventive maintenance programs to ensure equipment longevity and minimize emergency repairs
- Oversee daily work order processing, prioritization, and completion to maintain resident satisfaction
- Assist with capital improvement projects from planning through execution, ensuring quality and budget adherence
- Maintain comprehensive maintenance records and documentation for compliance and operational tracking
- Conduct regular facility inspections and develop maintenance strategies to optimize community appearance and functionality
- Manage maintenance budgets, track expenses, and identify cost-saving opportunities
- Ensure all maintenance activities comply with safety regulations and environmental standards
- Coordinate with property management on resident requests and maintenance priorities
- Participate in hands-on maintenance work as needed to support team operations
Required Qualifications
- EPA Certification (required)
- CPO Certification (required)
- Proven supervisory or team leadership experience in apartment or multifamily maintenance
- Strong knowledge of preventive maintenance practices and capital improvement management
- Excellent organizational and time management skills
- Outstanding customer service and communication abilities
- Proficiency in work order management systems and basic computer skills
- Valid driver's license with reliable transportation
Preferred Qualifications
- Experience managing large multifamily communities (500+ units)
- HVAC, plumbing, or electrical maintenance background
- Budget management and financial planning experience
- Knowledge of property management software systems
- Additional certifications in building systems or maintenance trades
