Key Responsibilities
- Supervise and coordinate daily maintenance operations across a 300-unit community
- Lead, mentor, and develop maintenance team members while fostering a positive, safety-focused work culture
- Manage maintenance budgets effectively, controlling costs while maintaining quality standards
- Perform preventive and corrective maintenance on HVAC, plumbing, electrical, and general building systems
- Respond to resident maintenance requests promptly and professionally, ensuring high satisfaction levels
- Maintain detailed maintenance records and equipment logs
- Conduct safety inspections and ensure compliance with all applicable regulations and codes
- Participate in on-call rotation to address emergency maintenance situations
- Coordinate with vendors and contractors for specialized repairs and services
- Train team members on equipment operation, safety protocols, and best practices
Required Qualifications
- EPA Certification (required)
- CPO (Certified Pool Operator) Certification (required)
- Minimum 3+ years of maintenance supervisory experience in multi-family residential properties
- Proven expertise in HVAC, plumbing, electrical, and general building maintenance
- Strong budget management and financial planning skills
- Excellent team leadership and interpersonal communication abilities
- Outstanding organizational and time management skills
- Customer service excellence with a resident-focused mindset
- Ability to work flexible hours, including on-call rotation
- Valid driver's license with reliable transportation
