Lead Maintenance

Job Summary:

The Lead Maintenance is responsible for the overall quality of work and effectiveness of their team. They work in conjunction with the Property Manager to delegate out make-readies, work orders and manage vendor to property relationships to ensure that the property management process runs smoothly and effectively.

 

Duties/Responsibilities:

·       Assist in the Assistant Maintenance in completing more advanced repairs when needed.

·       Responsible for maintaining AC repairs and conversions.

·       Coordinate with Property Manager and vendors for inventory orders for the shop.

·       Be the primary liaison between the property assigned and vendors to help coordinate work when needed.

·       Maintain all community amenities and ensure they are free of trash and in working order for residents.

·       Responsible for maintaining the cleanliness of the apartment community they are assigned.

·       Assist the Maintenance Make Ready with any advanced level repairs needed to complete the make-ready process.

·       Delegate tasks to team and ensure that make-ready and work orders are completed in a timely manner.

·       Perform other duties as assigned.

 

Required Skills/Abilities:

·       4 to 8 years of construction experience.

·       4 years of experience in the Multifamily industry.

·       Advanced level understanding of tool knowledge.

·       Advanced level understanding of appliance installs.

·       Advanced level painting skills.

·       Advanced level wood working skills.

·       Advanced level understanding of drywall repairs.

·       Able to lift at least 50 pounds without help.

·       HVAC Certification.

·       CPO Certification.

·       Ability to prioritize tasks.

·       Ability to act with integrity and professionalism.

·       Excellent time management skills with a proven ability to meet deadlines.

·       Excellent organizational skills and attention to detail.
