Position: Site Acquisition Specialist II
Worksite: Irvine, CA Office
Contract scheduled duration: through 12.31.2021
Description:
Responsibilities:- Reviews title reports verifying the correct ownership is represented on lease agreements.
- With input from a client, determines the need to obtain non-disturbance agreements from landlords.
- Provides Site Acquisition market status reports, updates and maintains project database.
- Confirms evidence of a fully executed lease with appropriate exhibits, final zoning approval documentation and drawings, building permits, and stamped construction drawing to ensure consistency.
- Reviews and processes Phase 1 and National Environmental Protection Act (NEPA) environmental reports.
- Reviews lease redlines, execution documents, and assists with the preparation of lease execution and lease commencement packages.
- Reviews all regulatory documentation including zoning determination and conditions imposed by local jurisdictions, state regulatory requirements, federal requirements, Federal Aviation Administration, Federal Communication Commission and other regulatory agencies.
- Verifies that all site-specific information is consistent throughout the Site Acquisition file documentation.
- Bachelor’s Degree in Real Estate (paralegal) or related degree majors or related field with 1 year of experience in Site acquisition Or in lieu of a degree 7 years of experience working in Site acquisition/Real Estate.
- Proficient with office automated applications, strong organizational skills, and excellent oral and written communication.
- Must have the right to work and remain in the US without visa sponsorship.
- Ability to perform duties in a medium-sized market under limited supervision and/or has progressive and specific telecommunications collocation expertise in the site acquisitions field.
- Must have a valid US Driver’s License.
