IPS is seeking a Senior Property Manager who can continue to grow their commercial property management career with our company!  This leader will manage our commercial property division, which includes mostly retail and office space.  This is a perfect company for a high potential individual to come in and make an impact and continue to grow and expand their experience with our niche team.

Summary: The Senior Property Manager serves as a key leader at multiple property sites and is responsible for being fully accountable for all day to day assigned property operations and reporting for assigned managed properties, commercial (office, industrial and retail).  The Senior Property Manager is tasked with overseeing and enhancing the operations of those properties.

 

Essential Duties and Responsibilities include the following. Other duties may be assigned.

·         Prepares and manages budgets

·         Supervises maintenance staff

·         Attracts new tenants through advertising, property viewings, and encouraging referrals

·         Shows available space to lease

·         Interviews tenants and reviews and approves application, financial credit, and lease history

·         Sets rental rates, negotiates, and enforces lease agreements

·         Addresses tenant complaints and inspects vacated units. Prepares move out documentation

·         Collects rents

·         Administers leases and lease files and maintains good tenant relations

·         Communicates regularly with tenants to address needs and to resolve issues

·         Ensures compliance with applicable fair housing and landlord tenant law

·         Contracts with vendors and supervises repairs and maintenance work

·         Conducts regular inspections of the assigned properties to ensure compliance with leases and to ensure effective maintenance and safety matters are addressed

·         Maintains records of income, expenses, signed leases, property issues, maintenance, etc.

·         Works with assigned staff accountant and bookkeeper to complete monthly reports on the financial performance of properties

·         Terminates leases and initiates eviction proceedings

Education/Experience:

10 years’ experience in a management level role in Property Management. Bachelor's degree is required. 

 

Language Ability:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, financial statements, or governmental regulations.  Ability to write reports, business correspondence, and procedures.  Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public.

 

Math Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, revenues, profits and losses, proportions, percentages, area, circumference, and volume. Basic Math skills in addition, subtraction, multiplication, and division.

 

Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

 

Computer Skills:

Microsoft Office Suite, Email. RESMAN, YARDI experience strongly preferred.  Must be able to quickly adapt to new online, web-based programs used in the day-to-day management. 

 

Certificates and Licenses:

California Real Estate License

 

Supervisory Responsibilities:

Directly supervises 3 or more employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

 

Work Environment:

The individual in this role will work in an office environment most of the time.  The individual will also walk and stand throughout the property locations, greeting and speaking with residents, employees, and vendors daily. Conducts meetings to manage the properties.
