Emerson Senior Living, located in Dallas, provides full-service independent living, including the ongoing maintenance of the campus, buildings, mechanical and plumbing, and in-residence maintenance requirements and needs. We are seeking a hard-working, dedicated, compassionate, and experienced Director of Campus Maintenance to work alongside a great team to provide exceptional service to residents, provide preventative maintenance, oversee and support unit turns, and respond to resident and other maintenance requests and needs.

We are currently interviewing qualified candidates for the Director of Campus Maintenance roll for three of our properties in the Dallas / Fort Worth area. This is a great opportunity for an experienced building maintenance director.

 

Responsibilities

·         Sustain first-class living for residents by overseeing and performing a full range of building maintenance tasks including but not limited to carpentry, HVAC, electrical, plumbing, painting, masonry, drywall repair, small appliance repair, locksmith, grounds, and minor equipment repair

·         Leads the maintenance team by providing direction, coaching, and support

·         Adheres to departmental budget while continuously monitoring and controlling costs

·         Understand and manage all aspects of the building’s physical, mechanical, plumbing and HVAC systems, including chillers and boilers

·         Responsible for overseeing interior and exterior building maintenance

·         Effective communication with contractors, vendors, and servicers ongoing

·         Team player who understands the importance of the big picture as it relates to the maintenance department’s roll in the overall operation of the Community

·         Must be available for emergency and on-call rotation; responds to emergencies after hours as needed

·         Maintains the emergency call system

·         Inspects property to establish maintenance work required

·         Maintain accurate inventory, assist in planning, organizing, controlling, procuring, storing, the logistics and utilization of material

·         Develops and maintains preventive maintenance programs

·         Inspects work performed to ensure quality and safety standards are met

·         Assist Executive Director with hiring, training, and supervision of all maintenance staff

·         Coordinates required health and safety/fire inspections

·         Establishes monthly training and safety meetings

·         Embraces and support a culture of safety, respect, and quality of life for our residents and staff

·         Preserves the safety and health of our residents by assuring compliance with state regulations and company policies in all areas of responsibility

•        Effectively supports and engage with staff in all departments related to the make-ready and move-in processes

•        Represents Emerson’s position and interests in a well-informed, positive, and responsive manner

•        Must be flexible in work schedule which may include AM/PM shifts, weekends and holidays, as well as on-call rotations

•        Other duties as assigned for business need by management

 

 

Qualifications

·         A high school diploma or equivalent

·         Track record supervising multi-family, commercial, hotel, or mixed-use projects: 10+ years

·         Must possess valid Texas Drivers' License and have dependable transportation

·         Possess EPA Type I, II and III Certification, preferred

·         Knowledge of fire alarms and main systems

·         Knowledge of elevators and main systems

·         Knowledge of boilers and main systems

·         Knowledge of chillers and main systems

·         Ability to manage subcontractors effectively

·         Keeps projects on track and within budget

·         Works well with others – including other department heads, team members, subcontractors, vendors, etc.

·         Able to carry out scheduling and update project plans

·         Demonstrate a high level of skill in both written and verbal communication in interactions with staff, residents, families, and managers at all levels of the company

·         Be competent in the use of the Microsoft Office Suite and database use

·         Thorough knowledge of OSHA and EPA regulations relative to plant operation and maintenance

·         Knowledge of work order tracking software
