Maintenance Technician - Conventional High-Rise Building

Essential Functions:
*Position responsibilities will evolve to sustain operations as needed*
  • Performs general facility maintenance through installation, maintenance and repair of equipment, physical structures and electrical systems.
  • Completes work orders as assigned and performs preventative maintenance on equipment.
  • Completes vacant unit repairs in a timely manner.
  • Prepares walls and other surfaces for painting by scraping, using sandpaper, removing old paint etc.
  • Responds to employee and resident requests in a courteous and timely fashion.
  • Conducts equipment maintenance, testing, cleaning machinery and reporting any equipment malfunctions, repairs or replaces defective items and maintains operational logs.
  • Assists in maintaining the appearance of buildings and grounds.
  • Follows all safety procedures and reports all hazardous conditions, defective equipment and accidents or incidents to the supervisor immediately.

Qualifications
- At least 2 years of previous experience.
- Detail-oriented and works well independently.
- Has ability to move heavy items (approx... 75+lbs) up and down stairs.
- Valid driver's license.
- Reliable Transportation.
- Ability to work on-call rotation.
- Works with a sense of urgency.
- Basic Microsoft skills preferred.
- Language Skills: Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence.
- Must possess knowledge of maintenance operations, hand and power tools and mechanical ability. Has ability to be self-motivated.
