Investors’ Property Services located in Downtown Los Angeles, CA, has an opening for a full time Lead Maintenance Tech. This is an opportunity for an experienced Lead Maintenance Technician to work on a great property with a flourishing community!

·         Communications - Communicate with General Manager and established chain of command regarding daily workflow, operations and/or incidents; document all required information in a clear, legible, timely, concise and accurate manner.

·         Technical - Utilizes Company communication devices and information technology as a business tool; proficient, as required; adheres to Company Policy. Knowledge in principles and practices involved in modern maintenance operations of a large complex facility.

 

·         Professional – Experienced customer service professional. Behaves ethically; presents a professional image in appearance, communications and demeanor; adheres to Company Policy; follows program activity schedules; committed to personal professional development, and self-motivated.

 

 

·         Leadership - Ability to plan, assign, and direct activities of a large group of diverse maintenance employees performing a variety of maintenance and grounds keeping activities. Seek to participate in effective approaches and training to enhance job skills; seek opportunities to mentor new staff; ability to recognize unsafe behaviors, situations, and environments to maintain the safety and well-being of persons receiving services, staff and community members.

 

Responsibilities

·         Create and sustain a first-class living environment by performing the full range of building maintenance tasks including but not limited to carpentry, light electrical, light plumbing, painting, drywall repair, small appliance repair, locksmith, grounds, and minor equipment repair

·         Understand and manage all aspects of the building and construction process

·         Monday through Friday work schedule with availability to participate in on-call emergency rotation and responds to emergencies after hours, as needed

·         Adheres to departmental budget while continuously monitoring and controlling costs

·         Inspects property to establish maintenance work required

·         Maintain accurate inventory, assist in planning, organizing, controlling, procuring, storing, the logistics and utilization of material

·         Inspects work performed to ensure quality and safety standards are met

·         Coordinates required health and safety/fire inspections.

·         Embrace and support a culture of safety, respect, and robust quality of life for our residents and staff alike

·         Preserve the safety and health of our community by assuring compliance with state regulations and company policies in all areas of responsibility

•        Effectively support and engage with staff in all departments at portfolio to assure the highest quality of service and care

•        Other duties as assigned for business need by management

 

 

Qualifications

·         A high school diploma or equivalent

·         Track record supervising mixed-use projects: 5+ years

·         Must possess valid California Drivers' License and have dependable transportation

·         Knowledge of fire alarms and main systems

·         Works well with others - including subcontractors

·         Able to carry out scheduling and update project plans

·         Knowledge of work order tracking software
