ABOUT UGDC

United Global Development Corporation (UGDC) is a family office co-investment platform focused on the investment, development, and management of single-tenant, net-lease retail and industrial properties globally. UGDC invests in net-lease assets through portfolio purchases, sale leasebacks, development equity, 1031 exchange loans, private financing options, and various special situations. UGDC was founded in 2010 by a handful of net-lease industry veterans to manage their principal investments. Since then, the platform has expanded to include capital raising and both development partnerships and services.

The Site Selection Manager will play a pivotal role in identifying, evaluating, and acquiring strategic land parcels and existing buildings for ground-up build to suit development projects.  The site selection manager will also be responsible for working with 3rd party brokers to secure lease properties for clients. This position requires a seasoned professional with a strong background in land assessment, commercial real estate, market analysis, negotiation, and relationship management. The successful candidate will be responsible for sourcing opportunities that align with our Client’s growth objectives and vision.


GENERAL RESPONSIBILITIES - DUTIES AND RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO:

  • Manage market specific growth strategies, new site acquisition, and real estate administration.

  • Conduct thorough market research to identify potential land opportunities and market trends; analyze demographic, economic, and zoning data to assess the feasibility and potential risks associated with land acquisitions.

  • Present new site recommendation packages for approval; manages Smartsheet with sites for client.

  • Work with internal and external teams, including architects, engineers, and legal professionals to assess site suitability.

  • Coordinate with development and finance teams on due diligence processes, including environmental assessments, zoning investigations, parking, access, and title reviews.

  • Work closely with development and financial teams to ensure all regulatory and legal requirements are met during the acquisition process.

  • Provides demographic reports and mapping to client.

  • Negotiate and partner with landowners, developers, and brokers to secure favorable terms and pricing for land acquisitions.

  • Collaborate with site selection team to structure deals that align with the company and Client’s financial goals and risk tolerance.

  • Negotiate LOIs, and manage the contract process with the client’s legal team.

  • Maintain schedule and project management for critical dates on UGDC Tracker Smartsheet in partnership with all stakeholders and involved parties; advises when certain dates are close to expiration and comes up with plan to obtain extensions.

  • Prepare real estate financial analysis as requested by client.

  • Ensures all applicable documents are saved and organized in BOX file share.

  • Supports closing efforts.

  • Work with internal brokerage team for listing and selling properties upon completion.



MINIMUM QUALIFICATIONS

  • Experience

    • 3+ years of experience in real-estate development, law, engineering, master planning in a technical industry.

    • 3+ years’ experience performing the full range of land entitlement functions leveraging a combination of internal and external resources.

    • 3+ years’ experience in site due diligence, site development, and negotiation of entitlement agreements for large complex projects.

  • Bachelor's degree (e.g., BA, BS) or equivalent combination of education and related experience in Real Estate, Business, or related field.

  • Exceptional negotiation and deal structuring skills and proven experience in land acquisition and real estate development.

  • Strong understanding of market trends, zoning regulations, and land use policies.

  • Must have high proficiency with computer software.

  • Effective communication skills, and the ability to work cross-functionally across multiple teams.

  • Proficient in real estate financial analysis.

  • Willingness to learn our Yardi construction accounting software.

  • Must be able to work independently, be reliable, and organized.

  • Must possess strong attention to detail with exceptional analytical and quantitative problem-solving skills.

  • Able to work effectively when the way forward is not obvious, and resilient in recovering from setbacks/skilled at finding detours around obstacles.

  • Exceptional time and task management skills in a fast-paced environment, managing multiple projects with significant responsibilities and competing priorities.

  • Excellent professional demeanor with the ability to work with a wide range of levels and management.

  • Must have excellent verbal and written communication skills.
