Position Summary:  The Maintenance Manager performs maintenance duties requiring technical labor skills, including plumbing, light carpentry and construction, HVAC repairs and adjustments, and appliance repair. Oversee team to ensure maintenance standards are upheld. Schedule and oversee capital projects, PM projects, and general repairs.  Complete weekly schedule. Ensure expenses are in line with budget by working with the GM on ordering and inventory.

Maintenance Management & Leadership

• Oversees team member selection, training, scheduling, and development.
• Develops weekly staff schedules within budgeted labor guidelines to maximize productivity and service quality.
• Ensures the maintenance team meets company standards and resolves service requests promptly, courteously, and efficiently.
• Inspects and approves the team’s work performance and provides coaching as needed.
• Performs additional duties as assigned.

Safety & Compliance

• Conducts safety meetings and training; maintains MSDS binders.
• Ensures all maintenance activities follow safety standards and regulatory requirements.

Facility & Equipment Maintenance

• Reviews and monitors the condition of grounds, facilities, pools, rental units, infrastructure, and river frontage.
• Installs, maintains, troubleshoots, and performs preventive maintenance on tools, appliances, mechanical systems, and equipment; recommends replacements when needed.
• Maintains accurate maintenance logs, documentation, and inventory for buildings, rental units, vehicles, and equipment.
• Oversees mechanical systems such as HVAC units, water heaters, lawn equipment, and other community assets.
• Manages and operates the propane fill station and propane tanks for rental units.

Landscaping & Groundskeeping

• Maintains all resort landscaping, including weed control, river frontage upkeep, and irrigation systems.
• Regularly inspects, repairs, and maintains irrigation systems.
• Ensures lawns and common areas are manicured, including mowing, trimming, edging, raking, planting, mulching, and shrub/hedge care.
• Removes tree limbs or debris caused by adverse weather.
• Applies pesticides to control insects such as mosquitoes, wasps, and ticks.
• Plants decorative flowers, plants, bushes, and shrubs as needed.

General Requirements

• Holds a valid driver’s license and has reliable transportation for local outreach.
• Works a flexible schedule including weekends and Holidays.
