The Construction Analyst will support the Construction Department, preparing construction draws, rehab contracts and billing/invoicing for all multi-family type properties for both internal and third-party clients.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Prepare multiple draws, request for payment and coding to proper budget.
Insure proper and timely filing of draws to Owners.
Review and verify contractor’s insurance certification via RealPage Vendor Credentialing (fka Compliance Depot).
Prepare AIA Contract documents as designed by VP of Construction Management.
Create Change Orders.
Store, secure and retrieval of Draw request, Invoices, Change Orders and Contracts per property.
Prepare Lien releases.
Prepare and process Due Diligence walk sheets and create summary sheet.
Participate occasionally in Due Diligence.
Assist Maintenance Coordinators/ Project Managers in identifying and resolving problems.
Track all renovation construction cost for Rehab Properties.
Participate in special projects as they arise.
SKILLS AND EXPERIENCE:
Strong knowledge of Microsoft Excel
Basic knowledge of Microsoft Word and Adobe Acrobat
Problem solving, decision-making, and analytical skills
Excellent verbal and written communication
Ability to work in a fast-paced environment with multiple projects
Meticulous attention to detail, extremely organized, able to multi-task and self-motivated
