Job Summary

The Construction Manager is the company’s eyes, ears and representative during construction, spending over 90% of their time in the field.  They are the primary contact for Subcontractors as work is being awarded, built, closed out and turned over and are the field point of contact for property managers during construction. They will be the liaison between engineering and the jurisdiction for field changes and issues that arise during construction and manage multiple projects concurrently.  In addition, this position verifies production quantities with the subcontractors and obtain signatures on daily production sheets, reviews and approves redlines and other deliverables, represents the company during site visits by JX inspectors and building management, and generally makes sure the conduct of the work meets the company’s high standards for performance and quality, including schedule performance. 


Job Responsibilities (Including, but not limited to):

  • Act as the company’s representative in the field by coordinating communication between stakeholders, maintaining schedule and quality requirements, and making sure all objectives are met, including profitability.
  • Facilitate job walks and constructability reviews with subcontractors prior to permitting.
  • Assist the Contracts Administrator in preparation of scopes of work, estimates and schedules.
  • Coordinate and attend pre-construction meetings between the Subcontractor and property managers and jurisdictions.
  • Review the Subcontractor’s resource plan and schedule to ensure deadlines will be met.
  • Conduct daily site walks during construction, reviewing locates, potholing and the running line, and approve and manage any field changes through the jurisdiction to amend the permit.
  • Track daily production against contract quantities and sign off with the Subcontractor’s field lead.  Summarize daily production into weekly production reports and provide to the Contracts Admin.
  • Ensure the Subcontractor is meeting permit and contract requirements as well as maintaining a clean jobsite.
  • Drive the Subcontractor’s performance in completing deliverables, including at a minimum test data, redlines, cleanup and restoration, permit signoff, and property management signoff.
  • Review deliverables for contract compliance, completeness and adherence to specifications, and provide to the Contracts Administrator for proper filing and turnover.
  • Provide input as required to the Contracts Administrator on invoice approval and payment.
  • May be required to perform field surveys for upcoming projects.
  • Other responsibilities as may be required.
 

Required Skills & Qualifications:

  • High school diploma or GED equivalent.
  • Valid driver’s license and ability to accommodate travel in personal vehicle.
  • Minimum 3 years’ experience OSP field engineering or field inspection.
  • Strong plan reading skills, attention to detail and the ability to spot errors and inconsistencies.
  • Ability to read and interpret plans and prints.
  • Proficient in MS Office.
  • Ability to work with a team at all levels of an organization.
  • Proven organization, management and leadership skills.
  • Ability to build solid working relationships with stakeholders.
  • Excels at operating in a fast paced, community environment.
  • Deadline driven, self-motivated, and technically savvy.
  • Excellent verbal and written communication skills.

Desired Skills & Qualifications:

  • Construction Management or related degree in construction management, architecture, engineering or related field preferred.
  • Advanced knowledge of construction management processes, means and methods
  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
  • Understanding of all facets of the construction process

Travel

  • Daily travel to job site(s) in personal vehicle required.  

Physical Requirements

  • Ability to stand, stoop, squat and bend for extended periods of time.
  • Ability to walk for extended periods of time and/or long distances.
  • Ability to navigate through potential uneven walkways/terrain.
  • Must be able to work while wearing safety boots, safety glasses, hardhat, and any applicable safety gear.
  • OK with confined spaces.
  • Able and willing to work outdoors and in inclement weather conditions and tolerant to extreme elements (heat, sun, wind, rain, snow, etc.).
  • Good vision and depth perception (corrective lenses OK).
  • Ability to sit and drive for extended periods of time.
